It’s a common dilemma for homeowners looking for more space. Do we move to a larger home or do we stay in the place we love and add more space somehow? For these homeowners, they decided to stay in their beloved 1900 historic brick bungalow in States’s Sunnyside neighborhood and achieve more space by going down and digging out the basement.

This project was a collaboration between Bacon Lane Architect LLC and Recherche Interior Design. The vision was a fully functional living space complete with bedroom, bath, kitchen, and living room, plus a walkout to a patio and garden area.

The process was intense, as it involved digging out the floor in the basement for adequate ceiling height, the addition of a 36′ I-beam, shoring up of foundational walls, and cutting in of a walk-out door. But it was well worth it in the end, and the results are stunning. The new 850-square foot space no longer resembles a basement – it’s light and bright, imbued with lively colors, and is a truly modern living space.

To top it all off, a new walkout set of doors open to an enchanting garden oasis that’s private, sun-filled, and brings calm and inspiration to this urban setting.

This project extended the homeowner’s living and entertaining space by creatively and efficiently leveraging a narrow side yard in this small, urban Northfield neighborhood lot.

Bacon Lane Architect LLC designed the outdoor patio and metal patio canopy, which features a cantilever steel canopy design that distinguishes the home from the surrounding properties.

Bacon Lane Architect LLC Architects teamed with SVK Construction to expand and completely renovate a beautiful States Bungalow home. The owners appreciated the style of the existing house and wanted the new addition and exterior improvements to appear as though they were original.  On the interior the home had some minor water damage and was generally worn.

To correct typical “old home” situations like old windows, over painted trim, non-true floors, walls doorways etc., interior modifications included taking the walls down to stud, and replacing all plumbing, electrical and heating/cooling systems. The second floor attic space was enlarged with a master bedroom dormer addition, gas fireplace, and a front rooftop patio.  Remaining master closets and bathrooms were completely renovated with dual sink vanity, steam shower and free standing tub.

The main level addition contains a new vaulted ceiling home office, basement stairs, and garage side entry with mud room.  The kitchen was completely remodeled along with dining room, living room, bathroom and guest bedroom. The existing 3/4 basement was lowered (dug out) to provide 8′-6″ ceilings for a new entertainment room, bathroom, guest bedroom and storage/utility space.  The existing at grade windows were expanded to flood the basement spaces with south facing natural light.

This project is a great example of a collaborative effort between owner, design team and contractor to completely renovate an existing home.

Bacon Lane Architect LLC is proud to receive a 2016 Mayor’s Design Award in the category “This is Home” for this renovation.

This Commercial Redevelopment and Adaptive Reuse of a former residential home is a perfect location for one of NW States’s premier realtors.   Bacon Lane Architect LLC’ experience in both residential and commercial design creates a perfect match for this Highlands Neighborhood location.

The Adaptive Reuse and U-MX-3 Zoning Change of Use requirements for this conversion included full ADA compliance.  Modifications to this Bungalow include a new larger back addition and porch with stair and ADA ramp access from an ADA parking space.  The owner chose to place solar panels on the roof and install an automobile electric charging station at one of the two rear parking spaces.  Bacon Lane Architect LLC designed a heavy timber pergola for outdoor use by the employees and customer appreciation events.

The owners of a beautiful late 1800’s home in the Quality Hill Historic District in the Capitol Hill Neighborhood hired Bacon Lane Architect LLC to provide a cohesive design for their back yard spaces and manage the Landmark & Planning Department approval process.  The existing three car garage that dated back to the 1930’s-40’s did not accommodate newer vehicles and provided little room for storage.  This structure would be replaced with a new three car garage and a rooftop patio for entertainment and garden beds. This presented a rare opportunity in States where back lot upper level patios are not permitted in most zoning districts.  The location however is zoned G-MU-3 which has no restriction.

To blend the project elements together and improve a deteriorating sun room, both the new garage and sunroom are clad in a tumbled black brick with natural rusted steel railings for the rooftop garage patio and the new rooftop patio above the sunroom.

This project is an excellent example of blending simple architectural forms with durable detailing and materials.

The Landmark & Planning Department approval process can be challenging and time consuming.  Bacon Lane Architect LLC is experienced in developing preliminary architectural designs quickly and understands the regulatory process to avoid scheduling delays and costly redesign.

The owners have lived at this residence since its construction in 1993.  This Cherry Creek North neighborhood has changed significantly over the past 10 years and continues to do so.

Most of the newer homes, including the owners’, have been constructed to maximize the allowed site square footage utilizing highly designed and landscaped decks, patios and terraces for outdoor spaces. The owners wanted to add value to the property and improve the aesthetic use and function of these cherished spaces.

Phase-1 improvements included an upper level terrace at the back of the home facing southwest. Privacy was an issue and the terrace was not usable during the warm months due to the sun’s intense glare and solar heat gain. Temperatures often exceed 110 degrees.

The owners selected Bacon Lane Architect LLC to design an attractive steel & perforated metal shade canopy structure that remains open and light in appearance to correct this glare and solar heat gain condition.  In addition to the shade canopy, an opaque parapet extension was design for the perimeter walls using 3-Form acrylic inlaid tiger grass panels to provide adequate privacy.

Phase-2 improvements included the front and side yard areas. The existing fence was deteriorating and the original design for the patios did not meet the owner’s needs.  The entire area was re-designed to include a poured in place stone capped 36” high concrete wall along the sidewalk to separate the public walk from the private yard. Hardscape areas were laid out using native Colorado red and buff color sandstone.  Stainless steel fence post and panels replaced the deteriorated cedar fences on each side of the property.  A large egress light well was covered with a structural perforated stainless steel walking surface to add usable area to a narrow side patio. Recessed LED patio and fence lighting was incorporated throughout to highlight the owners’ unique outdoor modern sculptures and provide security.
