The owners of a new doggie day care hired Bacon Lane Architect LLC to transform an old car dealership/service center into a welcoming space for furry friends. Bacon Lane Architect LLC coordinated the design and drawings for tenant improvements (TI) to an existing space for new proposed use. This required a “change of use” which usually triggers additional requirements when working with the city for construction approval.

Bacon Lane Architect LLC guided the design through successful zoning application for change of use and construction completion. “The Dog House” is now open for business and is hosting happy dogs from around the city.

The final design and layout include the following:

  • Reception & retail sales area
  • Business office / administrative space
  • Staff breakroom
  • Workroom with laundry and storage for dog supplies
  • Open room / space for large dogs
  • Separate open space for smaller dogs
  • Outdoor fenced play area
  • Boarding / kennel area for overnight stays or unsocialized dogs
  • Integrated dog grooming that operates as an independent business, but partners with the doggie daycare
  • Space to support dog training as an additional service for customers (added later)
  • Open feel thanks to the building’s open barrel space (originally designed to feature skylights and a large tree below, to give the feel of an outdoor space and create a cool dynamic for pets, owners, and staff alike)

Bacon Lane Architect LLC was hired to help revive an historic property in Englewood’s historic downtown, at 3400 South Broadway. Originally constructed in 1920 as a J.C. Penney department store and most recently a retail lighting showroom, the building has housed a variety of businesses.

Bacon Lane Architect LLC client, BHS Properties, purchased the property, a large single story building with approximately 29,000 gsf. This includes a 12,000 gsf basement,12,000 gsf main level, and a 4,500 gsf mezzanine located at the back of the building.

Full of asbestos and antiquated utilities, the building was completely gutted and upgraded to accommodate new uses along the popular “Old Town” district. Three core and shell spaces were finished for each of the three tenants occupying the space.

Bacon Lane Architect LLC is working with S&S Development to design and engineer a new light industrial development in the Vista Pointe Business and Industrial Park in Broomfield, Colorado, Lot #7 (.846 acres) & Lot #8 (.936 acres). The multi-use commercial building, which is nearing completion, will have up to six individual tenant spaces totaling over 25,000 square feet.

Each commercial space will have frontage on 118th Avenue with dock access along the back elevation. The design team is maximizing the unique aspects of engineered building components to create a distinctive architectural image.

Bacon Lane Architect LLC was contracted by Ogilvie Properties to design a 38,000 square foot rooftop patio at the company’s historic Ballpark building on Blake Street in downtown States. The patio will be used by the tenants for employ and client events. The location offers incredible views of the Rocky Mountains and the vibrant city center.

Because of the building’s historic status as the former McMurtry Manufacturing building, the Ballpark Historic Landmark District Required approvals from Historic Colorado and States Landmark Preservation.

This project included the extension of a second building egress stair to the rooftop to accommodate visitors and provide the required second means of egress. The project uses 3” thick heavy timber decking and heavy black steel railing and details. The central feature is a round fire pit located on top of a water tower platform. The steel structure above the fire pit is design to replicate the size and form or the original water tank. A metal structure over a portion of the deck will be used to attach lighting and shade fabric. The existing unused mechanical room was converted into a restroom and kitchenette to serve patio guests.
