Homeowners in States’s Whittier neighborhood contracted Bacon Lane Architect LLC to design a 2-story Accessory Dwelling Unit (ADU) with a 3-stall garage on the ground floor and dwelling unit on the second floor. Bacon Lane Architect LLC designed an 840-square-foot ground floor garage with a 782-square-foot 1-bedroom/1.5-bath ADU above. The homeowners’ priority for the project was to ensure mobility as they age. To facilitate this, Bacon Lane Architect LLC included an elevator and as much room as possible for mobility in the design, including bedroom wall panels that open to the living room, allowing for an open concept.

Additionally, the clients wanted the ADU to be spatially connected to the main house where their children and grandchildren live. Bacon Lane Architect LLC accommodated this requirement by designing the unit as a “mother-in-law suite,” keeping most architectural elements and living spaces facing the main house instead of the alley. Utilities and a second story deck are on the alley side.

To complement the existing Victorian and surrounding homes, the base of the ADU will feature traditional red brick, with the upper level featuring metal siding with a patina finish.

This project will begin construction in mid-2024.

Homeowners in States’s Berkeley neighborhood wanted to add a guest unit to their 4,760 urban lot, but also liked the idea of minimizing the garage for their single electric vehicle. Bacon Lane Architect LLC designed a uniquely efficient and affordable new structure consisting of an 566 square-foot detached single car garage with shop space and bathroom, along with a 483 square-foot one-bedroom Accessory Dwelling Unit (ADU) on the upper level.

Bacon Lane Architect LLC designed a cantilevered upper level to create a covered porch that faces the rear of the house. Large patio doors were incorporated into the design to allow use of the garage for gatherings by the homeowners while the upper floor is occupied by guests. The entire structure incorporates in-floor radiant heat for comfort and efficiency.

Bacon Lane Architect LLC designed an Accessory Dwelling Unit (ADU) for a unique lot on Tejon Street in States’s Sunnyside neighborhood, which is nearing construction completion. The existing home and lot have a Tejon street address, but none of the property’s lot lines abut an actual street. After corresponding with the City and County of States about this particular lot, it was determined that an ADU was allowable.

Bacon Lane Architect LLC was hired to help homeowners in the Potter Highlands Historic District expand their historic Craftsman style home as well as add an accessory dwelling unit (ADU) over the existing garage.

Bacon Lane Architect LLC designed a new two story addition to the rear of the house which will provide a more open living space adjacent to the kitchen and an updated master suite on the second floor utilizing the existing attic space. The symmetrical dormers provide more space in the second story while still allowing the building form to conform to zoning height requirements.

The garage expansion and ADU provide more storage and parking space as well as a new studio apartment above to be used as a guest house by the homeowners.

Homeowners in States’s Highlands neighborhood hired Bacon Lane Architect LLC to design the addition of an Accessory Dwelling Unit (ADU) and garage to the rear of their property in the Potter Highlands Landmark District.

In order to conform to the historic nature of the property and surrounding neighborhood, the ADU features brick detailing, roof lines, and dormers consistent with neighboring structures.

Consisting of 2 stories and a basement, the new ADU provides ample living space in the modest 1,000 Sq. ft. footprint. The new dwelling unit will include an open kitchen and living room, 1 bath, and 2 bedrooms, all with modern fixtures and appliances, giving a modern feel within the traditional facade. And, in order to maximize the allowed footprint, a basement was added as entertainment and studio space while also allowing for extra storage.

Bacon Lane Architect LLC Architects, designed this modern home in the Potter Highlands Historic Neighborhood.  The owners’ directive during the design process was a departure from their current home.  “No gables” we were told.  This provided Bacon Lane Architect LLC with the challenge of developing a design that meets the owners needs while satisfying the requirements of both the States Landmark Preservation and the Highland Neighborhood Association.

The new urban home, and rear yard additional dwelling unit (ADU) and garage is designed to complement but not replicate the character of the historic neighborhood. The new three story home using traditional forms and materials on the Bryant Street elevation transitions to contemporary residential architecture providing the indoor/outdoor spaces the owners require.

The building form as seen from Bryant Street incorporates a historical turn of the century States Square building form. The Residential Design takes a dramatic turn towards the back of the home as the historical references are left behind and the modern forms take hold. The second level roof cantilever is visually striking and fully functional as a sun shade for the master bedroom and first level main living areas and outdoor patio during hottest days of the year. This sun control feature is designed to allow sunshine and solar gain into the home during the winter months.

The single family home is two and one half stories plus a basement for a total area of 4,300 sf.  The rear yard includes a three car garage with a two bedroom apartment or guest house above totaling 1,700 sf.

This project designed by States’s Bacon Lane Architect LLC is located in the Potter Highlands Historic Neighborhood. Bacon Lane Architect LLC successfully facilitated the customer driven design through the local HUNI Neighborhood association and States Landmark requirements.
