Under the category of “Back to the Future”, Bacon Lane Architect LLC partner Martha received the 2015 Mayor’s Design Award for our redevelopment and adaptive reuse of an older single family home for the new office of Bradford Real Estate.  The “Back to the Future” category description: “These projects involve the preservation and adaptive reuse of historic buildings. They not only pay respectful tribute to States’s rich architectural history, but also ensure that these sites will continue to thrive and stir the imagination in a new century.”

Adaptive Reuse, commercial redvelopment
Design by Bacon Lane Architect LLC

The following provided by States Community Planning and Development highlights the key aspects and features of the project:

“2956 W. 32nd Ave., Mayor’s Design Award Winner, Back to the Future. Sitting in a busy spot just off of Federal Boulevard in the Highland neighborhood, this small Craftsman-style gem was thought to be a likely target for demolition by many of its neighbors. Thanks to a first-class renovation, however, the former eight-room boarding house now serves as a fully functional real estate office, boasting numerous modern amenities including ADA accessibility, a 6.25 KW electric solar panel system and an electric vehicle charging station. The new use is at home on this commercial corner of West 32nd, while the structure itself remains a link to the neighborhood’s character and history.”

Residential to Commercial Conversion for New Office

States’s ArcWest Architects have completed the design documents for the residential to commercial conversion of a States Bungalow home into a highlands neighborhood real-estate office.  The primary challenge presented with any building renovation from residential to commercial conversion (use) is how to make the interior function like an office and resolve ADA parking and building entry requirements.
140104-Bradford-Rendering-2_1024
This particular home has great visibility on a busy street in a popular neighborhood.  The owner wanted to minimize construction cost and maintain the residential look and bungalow style of the exterior.  The architectural design solution rebuilds and expands the back porch providing an employee entry space and access to the basement. ADA accessibility requirements are provided with ramp and adjacent ADA parking space. The interior walls and utility systems are completely demolished to provide an open plan with efficient and code compliant systems.

Bacon Lane Architect LLC provides 3D images of both interior and exterior spaces to assist the client and contractor visualize the space and scope of work involved.  The final product provides an addition and interior renovation which compliments the exterior architecture while providing an open function office environment.

ArcWest Architects has been working with the owner, and real estate brokers, of an existing office building in Thornton to provide a preliminary concept for an exterior facelift and interior renovation.  The primary goal is to utilize these conceptual images of the planned renovation in marketing materials to attract future tenants seeking office space in the area.  Once interested parties commit to a lease the building owner will begin to implement the architectural design.

Main feature of the architectural design includes new windows for most of the building elevations.  The site will be updated with additional parking and landscaping for increased parking capacity, while maintaining attractive landscaped grounds.  A roof top garden will be created at the second level along the south face incorporating a solar trellis.  The solar trellis will have photovoltaic panels, while simultaneously providing shade for the patio.

Facility Planning Experience is Universal https://layerarchitecture.com/architecture-facility-planning-experience/ https://layerarchitecture.com/architecture-facility-planning-experience/#respond Fri, 19 Nov 2010 14:26:28 +0000 http://www.layerarchitecture.com/?p=1317 Bacon Lane Architect LLC is proficient in numerous project types: Office, Manufacturing, Warehouse, and Information Technologies. In the discussion of architectural firm’s qualifications the question often comes up as to ones specialty.  Is ones specialty Residential? Is it Commercial? Or is it Light Industrial.  Although the most evident answer is defined by a firm’s resume or recent clients.  For ArcWest Architect’s this would be “Publishing Facilities”. Although a fair assessment, it does not reveal the depth of experience and knowledge that other project types can benefit from.  It simply defines the project type most successfully won in the past.

A publishing facility embodies four distinct project types, which includes Office, Manufacturing, Warehouse, and Information Technologies, as well a wide variety of processes. The publishing facility project type demonstrates Bacon Lane Architect LLC is actually proficient in numerous project types.

So the real question for an owner/client to ask: “What type’s or projects has the architect completed and what aspects are most paramount to the owner’s proposed project type?”  Based on the answer to this a client can look to his own operation and project goals to determine if a good match exists.

Bacon Lane Architect LLC clearly has a great depth of experience collectively spanning over 40 years serving the Publishing and Newspaper industry.  What that indicates, beyond the experience with that one client type, is that Bacon Lane Architect LLC has a knowledge base which includes feasibility studies, masterplanning, building design, space planning, engineering coordination, process integration, equipment coordination, programming, project management, etc.  The key is not the built project type, but the depth of project planning experience.

As a case study, Bacon Lane Architect LLC recently entered Phase II of construction for a client who provides navigation and informational materials to the aviation industry.  In this case Bacon Lane Architect LLC’s resume of clients would not appear to have a strong relationship to this Client, but upon further review, Bacon Lane Architect LLC has strong credentials in process planning, equipment coordination, expedited schedules, and existing facility integration.  The project was the renovation of an existing space to integrate digital imaging equipment, within a extremely short period.  Thus this is a prime example of matching the Project Type to the Project Experience, opposed to looking specifically to a resume of clients.

Project experience is transferable to a variety of project types.  The active or potential project benefits from both the institutionalized knowledge, but also the variety of solutions that might be employed based on past experience.

Front-Office Design RIGHTSIZINGCreates OPPORTUNITIES

Plunging advertising revenue and increased operating cost are changing the way newspaper organizations operate.  To substantially reduce cost, product size is being reduced, production is being consolidated and facilities are being closed.

Historically, reductions in front office staff news reporters, advertising reps. and graphic artist were off limits.  It was assumed that these positions generate income; reduction of front-office staff would negatively affect quality and the bottom line.  The economic realities of today are testing this assumption.

Bacon Lane Architect LLC partners are experts in the planning, layout and design of newspaper operations. This article will set aside the reasons for our current economic environment and its effect on this industry for others to examine.  What this document provides is a brief outline of real opportunities that arise from front-office vacated square footage & staff reductions.

Functional opportunities:

  • Resolve existing layout and ADA accessibility deficiencies
  • Eliminate redundancies and improve the flow of information
  • Break down departmental barriers
  • Integrate print and web news gathering and advertising
  • Facilitate employee cross training & multitasking

Income generating opportunities:

  • Lease vacated square footage to third parties
  • Eliminate expenses by returning off-site leased space

Bacon Lane Architect LLC is a cost effective and flexible organization able to respond to the demands and needs of our clients.  We look forward to becoming part of your team in search of new and beneficial ways to reduce front-office operating cost while improving products & services.

Please contact Bacon Lane Architect LLC to learn more about our services.
