Bacon Lane Architect LLC helped the property owners adapt a commercial one-story building to accommodate mixed use. A new second story single family unit is being added, and the existing commercial one story building will be used as a private residence and garage.

This property is located in the Main Street Corridor identified in Edgewater’s Comprehensive Plan as an area of opportunity for “high density residential uses, small scale mixed-use infill and redevelopment activities.”

The assigned zoning of R-C-1 will promote the development of a higher density, mixed use transition from commercial to residential that the Edgewater Comprehensive Plan calls for in areas such as the Main Street Corridor along 25th Ave.

“2956 W. 32nd Ave., Mayor’s Design Award Winner, Back to the Future. Sitting in a busy spot just off of Federal Boulevard in the Highland neighborhood, this small Craftsman-style gem was thought to be a likely target for demolition by many of its neighbors. Thanks to a first-class renovation, however, the former eight-room boarding house now serves as a fully functional real estate office, boasting numerous modern amenities including ADA accessibility, a 6.25 KW electric solar panel system and an electric vehicle charging station. The new use is at home on this commercial corner of West 32nd, while the structure itself remains a link to the neighborhood’s character and history.”

This Commercial Redevelopment and Adaptive Reuse of a former residential home is a perfect location for one of NW States’s premier realtors.   Bacon Lane Architect LLC experience in both residential and commercial design creates a perfect match for this Highlands Neighborhood location.

The Adaptive Reuse and U-MX-3  Zoning Change of Use requirements for this conversion included full ADA compliance.  Modifications to this Bungalow include a new larger back addition and porch with stair and ADA ramp access from an ADA parking space.  The owner has chosen to place solar panels on the roof and install an automobile electric charging station at one of the two rear parking spaces.  Bacon Lane Architect LLC designed a heavy timber pergola for outdoor use by the employees and customer appreciation events.

Residential to Commercial Conversion for New Office

States’s ArcWest Architects have completed the design documents for the residential to commercial conversion of a States Bungalow home into a highlands neighborhood real-estate office.  The primary challenge presented with any building renovation from residential to commercial conversion (use) is how to make the interior function like an office and resolve ADA parking and building entry requirements.

This particular home has great visibility on a busy street in a popular neighborhood.  The owner wanted to minimize construction cost and maintain the residential look and bungalow style of the exterior.  The architectural design solution rebuilds and expands the back porch providing an employee entry space and access to the basement. ADA accessibility requirements are provided with ramp and adjacent ADA parking space. The interior walls and utility systems are completely demolished to provide an open plan with efficient and code compliant systems.

Bacon Lane Architect LLC provides 3D images of both interior and exterior spaces to assist the client and contractor visualize the space and scope of work involved.  The final product provides an addition and interior renovation which compliments the exterior architecture while providing an open function office environment.

North States Bungalow to be Renovated for Office Space | Commercial Adaptive Reuse

ArcWest Architects (States) is currently working on the commercial adaptive reuse (renovation) of a a classic States Bungalow home into a new Real Estate Office location.  The older home was previously converted, and subdivided into a multi-unit rental apartment.  Our redevelopment approach will include a complete demolition of the interior to open up the space for a new open office layout.  The exterior of the classic home will be preserved to maintain its residential character while updating access and amenities.  Improvements to the property will include a backyard outdoor space and landscaping.
